Thinking about renovating or building your dream home, but not sure where to start? Smartway are Wellington Builders with a clear and straight forward building process. We dot all of our I’s and cross all of our T’s so that you don’t have to worry about anything.
Step 1: Getting to know you
We get the ball rolling with a phone discussion. This involves completing a simple and straight-forward questionnaire. And this will give us the basis for your vision and ideal home.
Step 2: Our Initial meeting
Ann and Howard will look at your questionnaire answers and set up a meeting with in your home. Together we will delve into your specific needs and requirements of the project, and scope out the work. If you don’t have any plans for the project, don’t worry – we can help you with this too.
Step 3: Setting the direction
At this stage of the process, Smartway Builders will put together initial drawings and designs and produce a contract for you to sign. If you require design plans and an architect we meet with them at this stage. It’s a three-way team involving you, the architect and us – the building company.
Step 4: Nutting out the cost
We put together a ball park cost before we worry about gaining consent. This means that you’re aware of the cost before incurring unnecessary consent fees. When it comes to cost, our policy is transparency and fairness and we’ll always be upfront with you.
Step 5: Detailed drawings and consent
Now we’re ready to liaise with the council, and if needed, surveyors and engineers. After this we’ll get consent with the council.
Step 6: A fixed price quotation
By this stage the plans are with the council. So it’s time for a lump sum/fixed price quote. This will encompass all costs and will also clearly state what’s excluded from the price. Like with any build, if unplanned changes occur then it may impact the budget. However we will always be upfront with you about this.
Step 7: The final sign off
Once you’re satisfied with the lump sum/fixed price quote, we then finalise the process with a signature. We stagger the payment due dates in stages. Also we can give the green light on when construction will begin for your dream home, renovation or extension.
Step 8: All systems go
This is where the fun part begins. We start with the build, extension or home renovation. We will dedicate a lead builder to the project to ensure that communication and a high level of organisation is maintained throughout the construction process.
Step 9: Dream home complete
Once we receive the final payment and construction is complete, we thoroughly clean your house and then hand over your keys. We also help you through the process of the council inspection and applying for the Code of Compliance Certificate.
