Homelessness New Zealand

New Zealand has the highest rate of homelessness in the OECD. According to this year’s OECD statistics for homelessness, per capita we are sitting well above Czech Republic which came in at second place, and close to double the rate in Australia, which placed third. That means almost 1% of New Zealanders are living on the streets, in emergency housing, or in substandard shelters.

The Kiwibuild Scheme

There’s no question about it – we need more affordable houses that are in liveable conditions. Labour’s Kiwibuild housing scheme aims to make it a requirement that all homes be warm, dry and healthy, seeing as mould and other issues with poor construction have been causing people to suffer from mental and physical ailments.

Kiwibuild also aims to build 100,000 affordable homes across the country over the next 10 years, with 50% of those new builds located in Auckland. They have estimated that standalone houses in Auckland will cost $500,000 to $600,000, with apartments and townhouses under $500,000. Houses outside of Auckland will range from $300,000 to $500,000. This is much more affordable than the current average $1 million house in the big smoke!

Labour’s decision to ban foreign speculators from buying existing homes, and taxing property speculators who sell houses within five years, may create a more level playing field for first home buyers. However, in the Wellington property market, there is little evidence of foreign investment. It appears that Auckland is the main city experiencing effects from foreign buyers, and Wellington hasn’t been struck as severely by the housing crisis.

Wellington is currently safe from over-population, but it is expected that the city will come under more pressure over the next few years, as more people are drawn by job opportunities and the appeal of living in our cultural hub. When that happens, we’ll need more houses to ensure families have stable housing and aren’t at risk of winding up homeless. Smartway Builders is one of the house builders in NZ who are responding to the expected housing demand in Wellington.
